Subterranean Termite Treatment: Beating the Colony That Doesn't Live in Your House
You went to move a hose, or looked under the house for the first time in years, and there it was: a pencil-width line of dried mud climbing the foundation. That's the calling card of subterranean termites — the other California termite, the one that lives in the soil instead of your framing, and the one a fumigation tent doesn't touch. Here's what that tube means, why the fix is soil work, and how the treatment actually stops them.
You Found a Mud Tube. Now What?
Take a breath. A mud tube is a real finding — it means subterranean termites have connected the soil to your house — but it is not an emergency measured in hours. These colonies work slowly, and a home with tubes has almost always had them longer than the day they were noticed. You have time to handle this correctly, and handling it correctly matters, because the wrong treatment for this termite is a total waste of money.
Don't scrape the tubes off. I know the urge. Break open one small section instead: cream-colored, soft-bodied insects inside mean the tube is active right now, and an empty tube that gets repaired within a few days means the same thing. Either way, leave the rest alone. The pattern of tubes is a map — where the colony is entering, which piers it's using, how far it has spread. Scraping them off doesn't hurt the colony one bit, because the colony is in the ground. It just erases the evidence before an inspector can read it.

What Makes Subterranean Termites Different From Drywood Termites?
Every treatment decision comes down to one question: where does the colony actually live? Drywood termites live entirely inside the wood they're eating — a rafter, a fascia board, a window frame. The colony is in your house. Subterranean termites are the opposite. The colony lives in the soil, often spread well beyond your property line, and only the workers commute up into your framing to feed. Your house isn't their home. It's their grocery store.
And because their bodies dry out without the moisture of the nest, subterranean termites stay connected to the ground at all times. That's why they build mud tubes — pencil-width tunnels of dirt and saliva that shelter them as they cross open foundation — and why they favor entry points you'll never see: hairline foundation cracks, expansion joints, plumbing penetrations under the slab, spots where stucco runs down to meet the dirt.

Why Doesn't Fumigation Kill Subterranean Termites?
Two other pages on this site state it flat-out: fumigation does not kill subterranean termites. This page owes you the why.
Fumigation seals the structure under a tent and fills it with a gas that penetrates every piece of wood inside the tent. For drywood termites, which live their entire lives inside that wood, it's the definitive whole-house cure — which is why I keep a full fumigation prep guide for the homes that genuinely need one. But a subterranean colony is not in your house. It's in the ground — outside the tent, below the gas, with its queen and the overwhelming bulk of its population untouched. A tent doesn't seal soil; the gas can't reach a nest below grade any more than it can reach your neighbor's garage.
The workers a tent would kill are only the ones caught up in the framing that day — a small fraction of the colony, and replaceable. And the gas leaves no residue at all: once the tent comes off and the house airs out, nothing remains in the wood or the soil to stop the colony from rebuilding its tubes and walking right back in. You'd have spent fumigation money and kept the infestation.
So when a tent gets pitched as the answer to mud tubes, the diagnosis is wrong — and I'll tell you that to your face before you spend the money. Mud tubes are soil work, not tent work.
What Are the Signs of Subterranean Termites?
Subterranean termites announce themselves differently than drywood termites do — fewer pellet piles, more dirt where dirt shouldn't be.
- Mud tubes on the foundation stem wall, porch piers, garage slab edges, or chimney base — dried, pencil-width runs of soil climbing from grade toward wood.
- Tubes in the subarea — climbing crawlspace piers or hanging down from the floor framing. Many finds happen here, out of sight, which is why a real inspection includes the crawl.
- Damaged sill plates and low framing. The sill plate — the wood member sitting directly on the foundation — is the first thing they reach, so it's often the first thing eaten. Their galleries are gritty, streaked with the dried soil they carry in; drywood galleries are clean and full of pellets. When I probe damaged wood, that mud tells me which termite I'm dealing with.
- Swarmers or shed wings at ground level — around door thresholds, tubs, baseboards, and foundation vents, typically after warm weather follows rain.
- Blistered paint or hollow-sounding wood at floor level — baseboards, door casings, thresholds.
Any one of these earns a real look under the house. None of them is a reason to accept a treatment quote from someone who never went under it.
Why Bait Stations Instead of Trenching?
You can't tent a colony that lives in the ground, and you can't dig it out either. The industry's classic answer is a chemical barrier — trench the foundation, saturate the soil with termiticide, drill through any slab in the way. I do it differently, and on purpose: my subterranean work is built around an in-ground bait station system, serviced on an annual cycle, with targeted spot treatments wherever termites are actively getting in.
How the stations work
Discreet stations go into the soil around the perimeter of the home, spaced at measured intervals, capped flush with the lawn or the planter beds. Remember the biology from earlier on this page: a mature colony keeps thousands of blind workers moving through the top foot of soil, probing for wood around the clock. Foragers find a station, feed, lay down a recruitment trail, and start hauling bait back to the nest. The bait is slow-acting by design — a fast-acting product kills at the station and teaches the colony to avoid the spot, while a slow one rides the colony's own food-sharing habit from worker to worker, to the soldiers they feed, down to the queen. The target isn't the commute route between the nest and your house. It's the colony.
Why that beats a trench
A liquid barrier is a fence, not a kill. The colony survives in the yard, probing that fence year after year for the one gap — and on real SGV homes, with their additions, patios, porches, and plumbing penetrations, a truly continuous barrier is harder to achieve than the brochure makes it sound. Worse, the barrier degrades in the soil silently, and nothing tells you when it's gone. Stations flip the logic: instead of trying to fence termites out of the house, give the colony something to carry home — and inspect the entire perimeter every year while you're at it. No trench through the flowerbeds, no drilling the patio end to end.
Grams, not gallons
Do the label math on a classic trench job: roughly four gallons of finished solution per ten linear feet of foundation, per foot of depth. A whole-home perimeter means tens to hundreds of gallons of termiticide dilution, saturated into the same strip of soil where a San Gabriel Valley yard keeps its vegetable beds, its fruit trees, its drip lines. Soil doesn't hold still here — sprinklers and winter rain move water off that top layer, across the hardscape, toward the storm drain.
Baiting puts grams in the ground, not gallons. The bait matrix sits inside enclosed, capped stations — nothing broadcast, nothing saturated — and it moves only when a termite carries it home. Whatever no termite touches stays sealed until I open the station at the annual service visit. When a confirmed active entry point calls for liquid, I spot-treat it — small, targeted volumes, not a house-length application. This is still a registered termiticide program, applied per the label by a licensed operator. The difference is how much goes in the ground and where it sits — and in a yard you eat out of, that difference is the whole point.
The stations stand watch year-round
The honest tradeoff with baiting is pace: it works on the colony's schedule, over weeks and months rather than overnight. What you get in exchange is surveillance that never ends. Every station is opened, inspected, and re-baited on an annual service visit, so new pressure from the neighborhood — and subterranean pressure is always neighborhood-wide — gets caught at the property line instead of inside your wall. It's the reason this service folds so naturally into my annual termite program.
Spot treatments where they're already inside
Pace is also why the stations don't work alone. Active mud tubes, bath traps, and plumbing penetrations — the places termites are entering today — get treated directly with a non-repellent, fipronil-class termiticide, applied per the label by a licensed operator. Two attacks at once: a direct hit at the point of entry now, and the stations working on the colony behind it.
Why Is Moisture Correction Part of the Fix?
Remember the biology: subterranean termites are moisture-driven. Damp soil against your foundation isn't just a maintenance issue — it's an invitation, and if it stays damp, the pressure never lets up. So a real subterranean treatment includes correcting the conditions that fed the problem, and my report flags them specifically:
- Sprinklers spraying the stucco or the foundation line every morning
- Downspouts dumping roof water right at the footing, and dripping hose bibs or AC condensate lines
- Soil or planter beds graded up above the foundation, letting termites bypass it invisibly
- Earth-to-wood contact — deck posts, fence attachments, siding, or stored lumber running into the dirt
- Blocked subarea vents keeping the crawlspace humid year-round
None of these corrections replace the treatment. But asking bait stations and spot treatments to outwork a sprinkler that re-soaks the foundation twice a day is working against yourself, and I'd rather fix the whole picture once than treat the same pressure over and over.
What Does Treatment Day Look Like?
Easier than you're picturing — no tent, and none of the trenching-and-drilling marathon the classic method requires. You stay home. No gas, no bagging food, no overnight arrangements for the family or the dog.
- Stations: in-ground stations are set at measured intervals around the perimeter, capped flush with the lawn or the beds. No trenches and no torn-up landscaping — when I leave, the yard looks the way it did when I arrived, minus a few discreet caps.
- Spot treatments: active tubes and entry points are treated directly. If an active entry hides under a patio or slab, a small hole is drilled, injected, and patched with mortar — the exception on a bait job, not a house-length drilling operation.
- Entry points: bath traps and plumbing penetrations get treated from the subarea or an access panel.
I just ask that kids and pets keep clear of the work areas while the stations go in. Most homes are finished the same day, with the exact station layout — and every active entry point — mapped in the inspection report before you ever say yes. After that, the system's job is to keep working between visits; yours is to forget it's there until I come check it each year.
What If I Have Both Kinds of Termites?
Plenty of SGV homes do — this valley's older housing stock is prime territory for both. Drywood colonies working the eaves and attic framing upstairs, a subterranean colony running mud tubes up the piers below. They arrived separately, they live differently, and no single treatment touches both: the tent doesn't reach the soil colony, and bait stations in the ground do nothing for termites living in a rafter. Anyone quoting one treatment for two termites is solving half your problem.
That's not a sales pitch for two treatments — it's the reason the inspection matters so much. One thorough visit covers the attic, exterior, and subarea, sorts out exactly which termite is where, and the report separates the findings so you can see what each recommendation is standing on. Sometimes the answer is a station system in the ground plus a localized drywood treatment on the same visit. Sometimes the drywood side genuinely needs the tent, and I coordinate that too. Either way, it starts with identifying first and quoting second.
